They come up more often than they used to, and the choice is always yours. Here's how I help you decide whether an offer with concessions is worth it.
The question I’m getting more and more lately is a simple one: What are seller concessions, and do I have to pay them?
Here’s the short answer. Everything is up to you. As the seller, you’re the one in control of every decision, and seller concessions are no different. What I like to do is take a look at every offer that comes across the table, explain everything to you in detail, and then we talk it through together.
Let me give you an example so this isn’t just theory.
Say you’re asking $300,000 for your house. It’s been on the market for two weeks without an offer, and then a buyer comes in at full price, $300,000, but they’re also asking for $6,000 toward their closing costs.
“Everything is up to you. My job is to put every offer on the table and make sure the numbers actually work in your favor.”
Now you’ve got a decision to make. We might look at it together and decide it’s absolutely worth it, because your home has been sitting for two weeks, and this is the offer in front of you. Or we might decide something else. It really just depends on where you’re at with everything.
That’s the part I don’t want you to work through alone. We can go through the timing of your sale and walk through all the expenses, so you know it actually works out in your favor before you ever say yes.
The one thing I’ll tell you is that seller concessions come up far more frequently than they used to. They’re a normal part of a lot of transactions right now, so it’s worth understanding how they work before you list.
If you’re thinking about selling and want someone who will explain every offer in plain terms and help you make the right call, I’d love to help. Call or text me at (616) 532-7200, email me at larrymartinteam@gmail.com, or visit freegrandrapidshomesearch.com.
