If you or someone you know is falling behind, there are more options than most people realize. I'll call the mortgage company myself and find out what they are.

A few conversations lately have been with homeowners who’ve fallen behind on their mortgage. You may know someone in that spot yourself. It’s not a situation people bring up easily, and that silence is part of what makes it worse, because the options tend to shrink the longer someone sits on it.

My advice is the same every time: pick up the phone and call me.

I’ll gladly get on the phone with the mortgage company myself and find out what’s actually on the table. Lenders have programs most homeowners never hear about, and the conversation goes differently when somebody who deals with these companies regularly is the one asking. Sometimes, if we put together a good plan, we can even stop a sheriff sale.

If selling turns out to be the better path, there’s more than one way to do it. I’d consider buying the house directly, which can move quickly when time is of the pressure. Or we can put it on the market and work to get top value for it. Which of those makes more sense depends entirely on the situation, the timeline, and what the homeowner actually needs to walk away with.

Either way, the first step is the same, and it’s a phone call.
